Cyprus Property Market Continues to Grow in Q2 2026

The Cyprus residential property market maintained strong momentum in Q2 2026, with rising prices, increased sales activity and continued demand from international buyers, according to the latest Residential Property Price Index from the Central Bank of Cyprus.

  • 5,298 sales contracts recorded in Q2
  • Sales activity: +15.4% year-on-year
  • Foreign buyer transactions: +22.7%

Limassol Remains at the Centre of Demand

Limassol recorded 1,765 sales contracts in Q2 2026, the highest transaction volume of any district in Cyprus.

Residential prices in Limassol increased by 7.8% year-on-year, supported by both domestic and international demand.

The buyer profile also highlights Limassol's international character: 66% of buyers were Cypriot, 10% were from other EU countries and 24% were non-EU buyers. In other words, approximately one in three buyers in Limassol was international.

More New Homes Are Coming

Supply is also increasing. Building permits covering 8,978 new residential units were issued between January and May 2026, compared with 5,484 during the same period last year, an increase of 63.7%.

More supply means more choice for buyers, but also greater competition between developments. Location, design, specifications and construction quality are likely to become increasingly important when choosing a new-build property.
